GATHERINGS!

LEASE VIOLATIONS:

Parties, BBQ's, Birthdays, Family events: 

Please refrain from hosting any type of gatherings that may be considered a party such as BBQ's, Birthdays, Family Events, without prior written approval from the housing authority Executive Director. Tents and outside inflatable toys are not allowed at any time.   Violators can be issued violations, fines, and/or evicted.

 

Rental Payment Agreement

The LEASE TERMS ARE THE FOLLOWING:

RENTAL PAYMENT AGREEMENT

  1.    RENT IS DUE THE FIRST (1ST) DAY OF EACH MONTH AT THE WGC OFFICE AND/OR APPOINTED LOCATIONS LOCATED ON THE PREMISES.
  2.    RENT SHALL BE PAID BY:
  3.   CASHIER'S CHECK, 
  4.   CERTIFIED CHECK, 
  5.   PERSONAL CHECK, - A CHECK RETURNED FOR NON-SUFFICIENT FUNDS WILL BE CONSIDERED AS NON-PAYMENT OF RENT AND IN ADDITION TO THE LATE CHARGE OF $25.00), A $30.00 RETURNED CHECK FEE WILL BE CHARGED. ONLY CASHIER'S CHECKS, CERTIFIED FUNDS OR MONEY ORDERS WILL BE ACCEPTED FOR PAYMENT IF THE RESIDENT HAS TWO (2) NSF CHECK RETURNS, OR MONEY ORDER.  CASH IS NOT ACCEPTED!
  6.     IF RESIDENT FAILS TO MAKE THE RENT PAYMENT BY THE 5TH DAY OF THE MONTH, A NOTICE TO VACATE (LATE RENT LETTER) WILL BE ISSUED TO THE RESIDENT.  A $25.00 LATE FEE WILL BE APPLIED TO THEIR ACCOUNT.
  7.    IF NO RESPONSE IS RECEIVED FROM THE RESIDENT WITHIN THE TIME FRAME 
  8. ESTABLISHED IN THE NOTICE TO VACATE THE UNIT, THE EVICTION PROCESS CAN BE INITIATED.
  9.    IF A FAMILY IS PAYING THE MINIMUM RENT AND ITS CIRCUMSTANCES CHANGE CREATING AN INABILITY TO PAY THE RENT, THE FAMILY MAY REQUEST SUSPENSION OF THE MINIMUM RENT BECAUSE OF HARDSHIP.
  10.    IN THE EVENT LEGAL PROCEEDINGS ARE REQUIRED TO RECOVER POSSESSION OF THE PREMISES, THE RESIDENT WILL BE CHARGED WITH THE ACTUAL COST OF SUCH PROCEEDINGS (COURT COST).
  11.   THE EXECUTIVE DIRECTOR OR DESIGNEE MAY TERMINATE THE LEASE IF THE RESIDENT IS DELINQUENT IN PAYING RENT FOUR (4) TIMES WITHIN A TWELVE (12) MONTH PERIOD.

 

REPORTING CRIMES AND ILLEGAL ACTIVITY:

Several of our properties have been experiencing a high volume of crime/illegal activity.  We need YOU, our residents, to contact the local Police Department or available law enforcement agency to assist us in combating this activity.  We cannot do it without YOUR help!  Please remember 911 is the first contact that should be made in the case of criminal activity on the property.  

 

SPRING CLEANING TIME 

Spring has sprung and that means it's spring- cleaning time.  Get the whole family involved and give your home a good top to bottom cleaning.  Call the office if you need advice on the best products that we recommend to use.  A clean home even makes you feel better.  Once it's clean it's a lot easier to keep it that way and that means less reinspection's.  Don't forget the stove and shower!

1.          Wash Baseboards, door ceilings, window sills, doors, and walls.

2.          Vacuum and wash vents.

3.          Wash window treatments (drapes, etc.).

4.          Dust blinds.

5.          Wash Windows - inside and out.

6.          Dust and shine overhead lights 

7.          Dust and/or vacuum light fixtures and lamp shades.

8.          Clean all appliances thoroughly

 

 

TRASH

**Trash cans must to be pulled to the front of the unit for pick up each week and returned to the back of the unit when emptied. Please use trash bags to hold trash.  Placing unbagged trash in the trash can causes it to be blown around the property and causes a bad odor.  Please help keep our properties looking clean. **    There is a charge of $32.50 for Housing Staff to pull your trash can to the back of your unit.

**Please do not dump trash/furniture/household items, on and or near the Housing Authority property.  If you have items that need disposing, please contact the Housing Authority office to place a work order for pickup.  You will be asked to place the items on your back porch for pick up.  There is a $32.50 charge plus dump fee.**

 

Warmer Weather ahead!!

As the days roll by, the weather is becoming much warmer. Warmer weather means more activities outside!  We are noticing a few golf carts, dirt bikes and other gas-powered "joy rides" on the properties.  These items are not allowed at any time on Public Housing property.  All gas-powered joy rides must be ridden off of the property.          

Also, with the warmer weather comes a few upcoming holidays.  Memorial Day and July 4th.  We are reminding residents that fireworks are NOT allowed to be ignited and discharged on Public Housing property.  There is a serious risk of possible fire.  The remnants of fireworks laying all over the property also hinder the lawn crew's ability to mow properly.

On Call Emergency Work Orders

Please do not call On Call for office related matters.  The on call is for Emergency Work Orders only.

·        Fire - call 911 as well

·        Gas leaks or smelling gas

·        Broken water pipes

·        Loss of electrical power

·        Property damage from storms or vandalism - call 911 as well

·        Heat not working

·        Commode not usable

·        Air Conditioning not working 

·        Stove or refrigerator not working

·        No hot water
